We offer complete transparency to our clients and consider this a critical component of the services we offer.
The lawyers at GSHWM are particularly capable of assisting clients with respect to the landlord tenant issues associated with single family residential leasing. We not only advise on leases but also counsel landlords on how to avoid actions which result in the violation of a tenant’s rights during evictions, during entry of premises or from communications to tenants. Many landlord/tenant issues can be resolved through simple negotiation, mediation, arbitration or in small claims court, and our goal is to provide excellent customer service to our clients while recognizing the importance of resolving the dispute quickly and efficiently.
In addition, we provide client services from default notice to dispossessory warrants, writs of possession, and evictions. We recognize that acting promptly upon our client’s request for services is a critical element in the area of dispossessory actions. To that end, upon request from our client for a default letter, the letter will be sent within twenty-four hours of the request. In the event the default is not cured, GSHWM files a dispossessory warrant within eight hours of the request. If the matter is not resolved to our client’s satisfaction a Writ of Possession is filed immediately. Our office oversees the eviction as needed. It is imperative that the default, dispossessory and eviction process be completed without delay in order to protect our client’s investment in the property.
