A seller had added his six-year-old to the deed years earlier because it felt like a smart way to protect the house. Then he went to sell it, and a six-year-old can't sign a deed.
Gillen caught it, and what should have been one signature turned into a court process that nearly ended the closing. It's an understandable instinct, and a five-minute call before the deed change would have prevented all of it.
