Kristi Williams gives landlords the same advice more than any other: once a tenant is late, stop contacting them.
Her second rule is the one that costs people the most when they ignore it, which is to never accept a payment after the case has been filed, because in some counties that cancels the case and the whole thing starts over.
Kristi is a legal assistant here and she is usually the reason a file keeps moving when a tenant files something designed to slow it down.

...if the person who signed it didn't actually own what they signed away.
That's the part nobody tells you. A quitclaim deed doesn't promise you own anything. It just transfers whatever the signer actually had.
Sometimes that's the whole property. Sometimes it's a share. Sometimes it's nothing at all. No title search, no warranty, no safety net.
It's the most misused document in Georgia real estate—"just add them to the deed," "just sign it over."

This summer, 21,000 people across metro Atlanta bought a $100 ticket for St. Jude and raised $2.1 million for children's cancer research. One of those tickets became a 3-bedroom home in the Sawnee Village Palisades, built by The Providence Group - Premier Atlanta Home Builder, and GSH was proud to handle the closing.

Move-in weekend does not move, so a closing date that slips is not just an inconvenience; it means your student has nowhere to live in August.
Build the timeline backward from move-in day instead of forward from the contract date.
