5. Owner’s Title Insurance

You will be offered owner's title insurance at closing. Owner's title insurance is purchased by most homeowner's and is the BEST way to protect your largest asset from fraud, human error, forgery and many other problems. In regards to a cash transaction, if the buyer elects not to purchase owner’s title insurance we reserve the right to increase the fees charged on the transaction to adequately reflect the attorney and paralegal’s time spent or decline to close the transaction.

6. Funds

**PLEASE WIRE FUNDS TO CLOSE PRIOR TO YOUR CLOSING DATE** GEORGIA LAW REQUIRES (O.C.G.A Section 44-14-13): ALL FUNDS EXCEEDING $5,000.00, REQUIRES A WIRE TRANSFER. ALL FUNDS EXCEEDING $1,000.00, BUT LESS THAN $5,000.00 WILL REQUIRE CERTIFIED FUNDS.

7. Gift Funds

Will funds for purchase be wired directly to GSH Attorneys as a gift by a third party?If you are getting a Loan the third party is not the Lender(Required)

Wire Instructions Policy

Never trust wiring instructions sent via email. Cyber criminals are hacking and/or spoofing email accounts and sending emails with fake wiring instructions. These emails are convincing and sophisticated. Always independently confirm wiring instructions in person or via a telephone call to a trusted and verified phone number. Never wire money without double-checking that the wiring instructions are correct.

I HEREBY ACKNOWLEDGE THE FOLLOWING INFORMATION:
1. I understand the GSH Attorneys' wire instructions will never change.
2. I understand a cyber-criminal may try to steal our monies through trickery.
3. I understand I am responsible for monies sent to GSH Attorneys.
4. I understand I cannot trust emails or other forms of communication involving the movement of monies.
5. I understand I should pick up the phone and call GSH Attorneys at a trusted phone number, if we are unsure or have questions.
